A grand private residence on Lusail's Qetaifan Islands — between a villa and a palace in scale — wrapped in a large modern facade of bright white Omani stone. Auckland supplied, fabricated and installed the whole envelope — the large-format cladding, the deep projecting cornices, the layered moulded reveals and the feature soffit panels — a clean, monumental elevation designed to read as a single crisp piece of stone from every angle.
A modern white stone facade
The elevations are clad in bright white Omani stone in large-format panels with clean, tight coursing, wrapped around a faceted, stepped massing of sharp planes and angled corners. It is a contemporary architectural language — no fussy ornament, just crisp stone, deep shadow lines and precise mitred edges — that gives the building a bold, monolithic presence.
Deep reveals and layered detailing
Around the building run deep projecting cornices, stepped moulded window reveals and recessed feature soffits — several finished in a veined marble that contrasts against the plain white field. The finish itself is worked for contrast too: smooth honed panels across the main fields, with bush-hammered textured faces on the framing and accent pieces, so the facade reads with depth rather than as one flat surface. Every profile was cut on our CNC line to one consistent section, so the detailing lines up cleanly across the stepped elevations and the reveals hold true, crisp shadows in the Gulf sun.
Built at scale for Lusail
On a facade this size, flatness and alignment are everything — a single panel out of plane is visible from the street. The stone is mechanically fixed with stainless steel on an engineered system that keeps every panel dead flat, lets the elevation move with the heat instead of cracking, and stands up to the salt and humidity of an island site. One accountable team carried it from imported block through fabrication to the last fixed panel.
